🤔 Repair or Replace? The 10-Year Rule

Unsure if you need a new unit? Use this rule of thumb:

Repair It If:
  • Unit is under 8 years old.
  • The pilot light just needs relighting.
  • It makes minor rumbling noises (sediment).
Replace It If:
  • Unit is over 10-12 years old.
  • The tank itself is leaking water (unfixable).
  • Rusty/brown water comes out of hot taps.

Don't Settle for Cold Showers

A broken water heater stops your household in its tracks. No showers, no dishwasher, and no laundry. Whether you woke up to ice-cold water or walked into the garage to find a puddle forming around your tank, our licensed plumbers are ready to help.

We specialize in diagnosing common failures like burnt-out heating elements, faulty thermostats, and broken dip tubes. If your unit is past the point of return, we carry standard 40 and 50-gallon tanks in our trucks for Same-Day Installation, so you don't have to go another night without hot water.

Frequently Asked Questions

Why is my water heater leaking from the bottom?
If water is pooling directly under the tank, it usually means the internal glass-lined steel tank has rusted through and cracked. Unfortunately, this cannot be repaired. The entire unit must be replaced immediately to prevent a total tank failure and massive flooding.
Can you install a new heater Same-Day?
Yes! We keep standard 40-gallon and 50-gallon gas and electric water heaters in stock. If you call us in the morning, we can typically have your old unit hauled away and a brand new one installed and running by dinner time.
How long do Tankless heaters last?
Tankless units have a much longer lifespan than traditional tanks—often lasting 20 to 25 years. This is because they don't store corrosive water 24/7. However, they do require annual flushing (descaling) to prevent mineral buildup on the heat exchanger.
Why won't my pilot light stay lit?
This is almost always a bad Thermocouple. This small sensor detects if the flame is on; if it malfunctions, it thinks the flame is out and shuts off the gas for safety. This is a quick and inexpensive repair that we perform daily.
Do I need a expansion tank?
Most modern building codes now require a Thermal Expansion Tank. When water heats up, it expands. The expansion tank gives that extra volume a place to go, preventing stress on your pipes and the water heater tank itself.
